So how easy is it to get caught out?
What scams are being used to catch people out?
The Spanish are an ingenious people when it comes to finding ways of catching unsuspecting people out
Below are a few examples of just how people have been caught out.
Plot size. Houses built on plots that are to small for rustic land. Rule of thumb, a property built on rustic land should be on a plot 10,000sq/m
Escritura, One escitura being issued for several houses or in some cases complete estates
Photo Copied Escrituras being issued to new home owners
Nature reserves. Houses being built on protected nature reserve land and even the boundaries of a nature reserve being altered so houses could be built
Estate Agents selling new built houses. But when questioned say that they sold the plot of land, the buyer then instructed the builder to build the house. So no permits etc have been issued
Housing estates, where only a couple of houses are built legally and the rest illegal
These are just a few of the scams that I have heard of and caught people out
So be on your guard when buying a property in Spain
